💡 Kyiv Region Warehouse Market is Recovering: Vacancy Rate Drops to 2.5%
🏗️ The warehouse segment of Kyiv Region continues to recover from significant damage caused by the full-scale invasion. At the same regard, high demand for warehouse space and the limited availability of large vacant premises indicate substantial market activity. Current trends in office and warehouse real estate for H1 2026 were outlined by Yaroslav Horbushko, Director of the Capital Markets Department at EXPANDIA, a member of the CBU, during the analytical panel 'Construction and Real Estate Market Analysis for H1 2026', organized by the CBU.
📦 Before the full-scale invasion, Kyiv Region had about 1.6 million square meters of speculative warehouse space supply. In the first weeks of the full-scale war, over 300,000 square meters of warehouse real estate were completely or partially destroyed. This impacted the volume of available supply and the subsequent dynamics of the segment.
At the same time, the warehouse market gradually began to recover as early as 2023. Positive dynamics were especially evident in 2025: during this period, 216,000 square meters of warehouse real estate were commissioned, the highest figure since 2008. In addition, 11,000 square meters of warehouse space damaged in 2022 were restored and returned to the total competitive supply volume.
📈 In H1 2026, the trend continued: about 98,000 square meters of warehouse space were commissioned. Meanwhile, demand remains extremely high, and the vacancy rate has dropped to 2.5%.
🚚 The demand structure also remains homogeneous. The main tenants of warehouse space are logistics operators and retailers, which together account for up to 80–90% of demand.
An additional factor supporting demand is the relocation of companies from the eastern and southern regions of Ukraine.
Thus, the warehouse real estate of Kyiv Region demonstrates a gradual recovery after significant losses at the beginning of the full-scale war. The commissioning of new spaces is accompanied by high demand, and a vacancy rate of 2.5% indicates the virtually complete absence of available quality supply.
