On July 23, the CBU Business Club was held, focusing on the analysis of Ukraine’s real estate market in the first half of 2025.

🔹Reported growing demand for warehouses, increased retail and logistics activity, the launch of new projects, and a return of developer optimism.
👤Olena Dmitrieva, First Deputy Chairman of the Board of Globus Bank – Mortgage Market Analysis for the First Half of 2025 and the New Mortgage Development Strategy
🔹Noted a decline in mortgage demand, the dominance of the "eOselya" (eHousing) program, and presented a development strategy focusing on risk insurance and digitalization.
👤Tetiana Horho, Head of Construction Materials Procurement Department at FTP – Export and Import Overview of Construction Materials in the First Half of 2025
🔹Outlined the dynamics of construction materials trade: focus on cement, dry mixes, gypsum, ceramics, and metal structures. Emphasized the growth of local production and the importance of imports for reconstruction.
👤Roman Anzin, CEO of Vartis – Trends in the Rolled Metal Market in Ukraine: A Rebar Perspective
🔹Presented current trends in the rolled metal market: stable demand for rebar, increased activity in Western Ukraine, and the influence of logistics and private construction.
The event was moderated by Oleksandr Chervak, CEO of the CBU, who provided an overview of the general situation in Ukraine.
💬“For the first time, we combined analytics with a practical component — so that participants could not only receive the latest data on the real estate market but also immediately discuss it with the speakers, share experiences, and find common ground for cooperation,” noted Mr. Chervak.
He also emphasized that the key goal of this format is not merely to inform, but to create a platform for live discussions on the current challenges of the industry and to find joint solutions through partnerships between businesses, communities, and international organizations.
🗣️Traditionally, a representative of a territorial community affected by the armed aggression of the russian federation was invited to participate in the CBU Business Club. Maksym Sinyavin, Deputy Mayor of Trostianets, spoke about the consequences of the city's occupation, the extent of destruction and losses, and the systematic recovery efforts — from rebuilding hospitals, residential buildings, and educational institutions to launching new projects in energy efficiency, healthcare, culture, and youth infrastructure. He presented the "Concept of Reconstruction and Sustainable Economic Development" and emphasized that recovery is not just about returning to the pre-war state, but about creating a modern and resilient living environment.
🗣️Tetiana Filipovych, Coordinator of the Finnpartnership Program in Ukraine, presented the program's activities, which open up new opportunities for Ukrainian businesses.
She noted that Ukrainian companies can access financing from €15,000 to €400,000 for joint projects, enabling entry into EU markets and the development of exports. The program covers sectors such as construction, energy, education, wood processing, and others. Tetiana also emphasized that 45% of the program’s annual grant budget has already been allocated to projects in Ukraine and shared practical advice on finding Finnish partners and establishing initial contacts.
🗣️Svitlana Svyrydenko, Representative of NOCON NORWEGIAN CONSTRUCTION AS in Ukraine, presented the company's activities and the partnership platform between Ukrainian and Norwegian companies in the construction sector.
She introduced innovative approaches to rebuilding Ukraine, including pilot projects using eco-friendly materials, the expertise of Norwegian architects, and CLT technologies. She spoke about cooperation with financial institutions, the Rebuild Green 2030 program, and NOCON's openness to new partnerships in social infrastructure projects. The company is already implementing initiatives together with leading Norwegian partners such as Splitkon AS, MagnorVinduet, and BREEAM-NOR.
🗣️Yevhen Bohuslavskyi, Partner at NRC Ukraine, highlighted investment opportunities in Ukraine’s real estate market through the Prozorro.Sale system. He emphasized the growth in sales volumes and the transparency of processes that allow private capital to be involved in strategic assets. He also presented investment plans through the end of 2025, including the most promising assets in small and large-scale privatization. Prozorro.Sale is becoming an effective tool for businesses seeking new opportunities in Ukraine's real estate market.
🗣️Inna Furman, CEO and Founder of 3D UTU, spoke about advanced construction technologies, particularly 3D concrete printing, which already significantly reduces time, costs, and human resources. She presented Ukraine’s first residential building printed with a 3D printer and emphasized the potential of this technology for accelerating construction, lowering structural costs, and enabling unique architectural solutions. The presentation also outlined the challenges associated with implementing 3D construction and the solutions already applied by UTU.
🗣️Volodymyr Kopiikovskyi, Head of Sales Department at Euroformat Lifts, highlighted the transformation of Ukraine’s elevator infrastructure market towards barrier-free solutions. He emphasized the need to adapt elevators to the needs of people with reduced mobility, including persons with disabilities, parents with strollers, and the elderly. It was also noted that inclusivity is gradually becoming a mandatory standard in construction, and thanks to state programs like "Made in Ukraine", Ukrainian manufacturers such as Euroformat are gaining additional opportunities for development.
🗣️Yurii Khapko, Managing Partner at TOTUM Law Firm, addressed the issue of the return of the practice of collecting development contributions, which was officially abolished in 2020. Despite this, developers who failed to put facilities into operation by that date or did not sign contracts are now receiving numerous lawsuits from local authorities. He explained why this situation has emerged, what legal conflicts exist, and how businesses can protect themselves — by reducing or avoiding such payments.
🗣️Danylo Hloba, Head of Legal Department at YouControl, explained how developers can avoid risks during reconstruction to prevent loss of money, reputation, and time. He stressed the importance of verifying contractors and staff, identifying links with the aggressor country, and checking for sanctions or legal cases. He also explained the role of compliance — an internal control system that helps prevent legal and financial issues.
At the end of the meeting, participants of the CBU Business Club had the opportunity to network and discuss potential areas of cooperation.
