On April 11, 2024, as part of the Recovery Construction Forum Ukraine, the discussion panel "Modern development in conditions of reconstruction: analytics and realities" was held at the "Parkovy" 🏗️

👉 Oleksandr Rotov, Chairman of the Board of Directors of the CBU, welcomed participants and called on to join the process of rebuilding Ukraine: "We all need to unite, because we restore, build and create objects. These are housing, office space, commercial real estate, and warehouse space. This is really important. I am convinced that together we will rebuild Ukraine."

Olena Unanyan, LUN Development Director, introduced detailed current real estate statistics. According to her, as of April, 84% of new buildings that were sold in February 2022 have already opened for sale in Ukraine. At the same time, there is currently a decrease in the pace of construction, which directly affects the terms of commissioning. Separately, Olena Unanyan emphasized that 13% of the construction phases were completed within the stated time.

📊Stanislav Ivanov, Director Valuation & Advisory Department of CBRE Ukraine, shared with the participants an overview of the commercial real estate market: "I am happy that new tenants have appeared on the office real estate market in 2022 and the main trend now is security."
He also noted that there is a huge demand for storage facilities. New premises have not been built, but many facilities are in the plans.
💬 "But there is already demand and there will definitely be," Stanislav Ivanov noted.

Roman Davymuka, CEO of Avalon, noted during the panel that today the geographic focus has changed to Lviv, but there is no feeling that the market has fully recovered. According to him, the market has developed a system of demand. Adaptation to changes and challenges takes place.

Dmytro Struk, Development Director of Kreator-Bud, said that the market is really down, but there are sales and that's the main thing. Also, Kreator-Bud not so long ago made a decision of a kind of diversification (when an investor buys a rate of return) - to "enter" the field of warehouses (currently there is a project in Lviv).

🏙️Anna Laievska, Commercial Director of Intergal-Bud, noted that ready-made renovated apartments are in huge demand on the market today, they are sold out first. As for the apartments at the initial stage, guarantees from the developer are very influential here: compensation for arrival, availability of parking and all the necessary infrastructure on the territory.

Ihor Subotenko, Director of Kovalska Real Estate, drew the participants' attention to the fact that now it takes longer for customers to make decisions. At the same time, Kovalska Real Estate has 5% of finished real estate left and sale is taking place mainly in the first phases of construction.

Irina Mikhalova, CMO Alliance Novobud, noted that speculative demand has returned to the market. During the war, Alliance Novobud commissioned 7 buildings, which is quite a good result. The company also hopes to return to sensitive customers, those who are still hesitating to buy a home, because there are many people who are afraid.
